    Construction begins for new 413-home 55+ community in Paso Robles 

    Model homes are expected to be completed by late spring 2025

    – Shea Homes has broken ground on Nevina, a 413-home community for adults aged 55 and older, located in Paso Robles within the Viñedo master-planned community. Construction began just over a month ago, and model homes are expected to be completed by late spring 2025. The project is anticipated to take four to six years to complete, depending on market conditions.

    Described as California’s first Trilogy Boutique Community, Nevina will offer a smaller-scale, resort-style living experience. The community is situated three miles from downtown Paso Robles, about 30 minutes from San Luis Obispo, and less than four hours from both Southern California and the Bay Area.

    The Wellness Social Club will serve as the centerpiece of the community, featuring fitness and movement studios, spaces for recovery and wellness, pickleball courts, bocce, an event lawn, outdoor gathering areas, and a resort-style pool. The facility is designed to support social and recreational activities for residents.

    The homes, part of Shea Homes’ Freedom Collection, will range from approximately 1,624 to 3,232 square feet, with two to three bedrooms and two to three bathrooms. Designed with open-concept layouts, outdoor living spaces, and options for offices or dens, the homes are priced starting in the high $700,000s.

    “The enthusiasm for this community has been incredible,” said Preston Holder, area president for Shea Homes. He added that over 100 prospective buyers have already joined the VIP Priority List.Construction begins for new 413-home 55+ community in Paso Robles

    While construction is ongoing, sales have begun at the sales office located at 447 Sherwood Road in Paso Robles. Tours are available from 10 a.m. to 5 p.m. Saturday through Thursday and from 12 to 5 p.m. on Fridays. Appointments are recommended.

    It is sadly ironic that Shea Homes new 55+ community is sending all of its construction traffic through the heart of my senior community; almost literally our front yards (Scott Street). We are being exposed Monday through Saturday 7am to 7pm, to dust (valley fever concerns), diesel, and noise pollution, not to mention the damage being inflicted on the roads. The City of Paso Robles has advised us that this assault will end as soon as the Linne/New Sherwood Road access is ready. It will not be soon enough for my neighborhood. We will be vigilant, and hold the City and Shea Homes to this.
