Templeton Gap’s Martinelli Vineyard hits market at $1.6M
Vineyard planted in 1924 by Amadeo Martinelli remains organically farmed
– A vineyard in the Templeton Gap District of the Paso Robles AVA has been listed for $1.6 million.
The Martinelli Vineyard, planted in 1924 by Amadeo Martinelli and still organically farmed on original stock, spans 9.6 acres. About 6.06 acres of head-trained Zinfandel are under contract with Turley Wine Cellars, with annual yields ranging from 4.47 to 12.56 tons.
The property includes a 1934 winery, the fifth bonded after Prohibition in San Luis Obispo County, which now has an ADA-compliant bathroom and separate meeting room. A 1920s cottage that houses the current bonded cellar has been partially updated with a new roof, plumbing, windows, and a deck overlooking the vineyard. Architectural plans are included for additional restoration or new construction. A permitted manufactured home with its own entrance and workshop is also located on the site. Historic trees provide greenery, fruit, and shade throughout the property.
The vineyard has an existing wine production permit, infrastructure for expansion, and limited ownership financing potentially available.
The property is listed exclusively by Vineyard Professional Real Estate. For information or to request a quote, contact listing agent Brittany Malone Thompson at brittany@vineyardprorealestate.com. The property is located at 2865 Ridge Road in Templeton.
