First-time homebuyer seminar comes to Paso Robles June 9

A CalHFA representative to discuss available little and no-money-down state-sponsored programs for home purchases in San Luis Obispo County

Windermere Central Coast and Supreme Lending will jointly host a complimentary First Time Homebuyers seminar at the North San Luis Obispo County Association of Realtors office, located at 1101 Riverside Ave., Paso Robles, Calif., from 9:30 a.m. to noon, Saturday, June 9.

Molly Ellis from the California Housing Finance Agency (CalHFA) will present key information about available state-sponsored programs. She will arm first time homebuyers with knowledge of specific borrower eligibility and income requirements. She will also review property requirements, sales price limits, available down payment assistance offerings, such as MyHome Assistance Program, School Teacher and Employee Assistance Program, and the Mortgage Credit Certificate Tax Program (MCC).

“Although we obviously cannot control the escalating prices in San Luis Obispo County, we can educate tenants in our community about State programs that will assist them with the down payment,” said John T. Fazio, managing broker and owner of Windermere Central Coast Real Estate. “Many times, their new house payment can be very close to what they are paying for rent. Loan and income limits have recently been raised, which translates into more people qualifying than ever before. The home sales price limits also increased to $660,000. This is something that was not available before. Helping people in our community achieve their dream of homeownership is very satisfying,” Fazio said.

“These programs open doors for first-time homebuyers like never before,” said Sean Connolly, Area Manager of Supreme Lending. “Working with the real estate professionals at Windermere Central Coast and the State of California is a recipe for success.”

Income limits vary from county to county, with a household income in San Luis Obispo tapping out at $164,700 for the program. CalHFA defines a first time home buyer as someone who has not owned a home and occupied their own home in the last three years.
