Selling a North County Home That Needs Major Repairs: A Practical Checklist

Many houses in Paso Robles, Atascadero and Templeton have issues the owners never got around to fixing, like an old roof, a tired septic system, foundation problems or an outdated kitchen. If that’s the case with your house, don’t fret. You still have good options. The important thing is to know what you’re dealing with before choosing your next step.

1. Get the facts on condition first

Before you start making calls about selling, find out what is actually wrong. A general home inspection costs a few hundred dollars and gives you a written list of issues. For bigger items like the roof, foundation, septic or well, a specialist’s report is worth it. Buyers are going to find those issues anyway, and knowing them up front takes the surprises out of escrow.

2. Price out the repairs

Get at least two written bids for the major items. Contractors in the rural parts of the county can be booked weeks out, so keep that in mind for timing.

3. Understand your disclosure duties

In California, if you know of a defect, you have to disclose it, even if you sell the house as-is. Clear disclosures protect you from disputes after closing.

4. Compare your options

  • Repair, then list. This usually brings the highest price, but you pay for the repairs up front and carry the house while the work is done and while it’s on the market.
  • List as-is with an agent. You skip the repairs, but some buyers’ lenders won’t finance a home with major defects, which shrinks your buyer pool.
  • Sell directly for cash. A cash buyer purchases the home in its current condition. There are no repairs or showings, and you choose the closing date. The tradeoff is a lower price than the home would bring with all repairs done. If you’re weighing this route, here’s how it works when you need to sell your house fast.

5. Run the numbers on net proceeds

Don’t compare offers by headline price alone. For each option, subtract repair costs, agent commissions, closing costs and the months of mortgage, insurance, taxes and utilities you’ll carry while you wait. The highest sale price isn’t always the best result once those are counted.

6. Think about timing

If your home is vacant, contact your insurance company. Many policies limit coverage on a home left unoccupied for a set period.

7. Handle the paperwork early

If the home was inherited, find out whether probate is needed before you list, since it can add months. Our guide to selling an inherited property covers the first steps.

8. Get more than one opinion

Ask a local agent what the home would sell for as-is and after repairs, and get a cash offer for comparison. Seeing the numbers side by side makes the decision much clearer.

A home that needs repairs is not a dead end. Get the facts, compare your real net from each option and pick the path that fits your timeline and budget.
