SLO County properties increase in value to $74 billion in total

– San Luis Obispo County’s total assessed property value reached $74,758,605,728 in 2024, marking a 5.03% increase from the previous year, according to San Luis Obispo County Assessor Tom J. Bordonaro, Jr.’s annual report.
The growth reflects changes in property ownership ($1,632,674,445), new construction ($464,090,484), business property ($201,349,710), and inflation factors ($1,377,985,374). Single-family residential properties account for $54,169,832,749 of the total, while commercial and industrial assessments contribute $11,114,333,994.
Property values increased across all major cities. San Luis Obispo saw a 6.72% increase to $13,451,189,724, followed by Paso Robles at 6.37% to $7,205,068,199. The unincorporated areas reached $35,289,321,632, a 4.28% increase.
High Plains Ranch II, LLC leads business assessments at $802,130,662, followed by Spectrum Pacific West, LLC at $25,753,268. The county’s largest property type remains single-family residences, with 112,697 properties valued at $32,279,661,887.
Proposition 19 impact shows 332 base year transfers processed in 2023, with 210 coming from other counties. The county experienced a net value loss of $74,689,397 from these transfers.
The median home price reached $901,111, representing a 150.48% increase since 2011. Under Proposition 8, 15,203 properties received reduced assessments.
Property tax revenue totaled $756,987,321 for 2024-25, with 61.4% allocated to school districts, 24.3% to the county general fund, and 7.2% to incorporated cities.
The assessor’s office, led by Bordonaro, serves the public through locations in San Luis Obispo and Atascadero. The office processed 51,999 assessment triggers with a 97.8% completion rate and handled 15,485 phone calls and 3,308 walk-in customers.

Total exemptions reached $1,819,751,833, including $333,984,292 in homeowners’ exemptions. The percentage of properties with homeowners’ exemptions varies significantly by community, from 53.45% in Arroyo Grande to 22.84% in Cayucos.
